Lifefix Supported Living Property Solutions

FOR PROPERTY INVESTORS

Social Impact - Ethical Returns - Long Term Investments

Every provider we work with has a strong covenant, a sound financial record and a history of local authority referrals. Once we know what they need, we introduce qualified, ethical investors ready to buy the right property, or lease one they already own.

Supported Living Is Not a Property Strategy

Supported living and children’s homes property isn’t a property strategy like buy-to-let or an HMO. It’s a social care housing model that happens to use property, the property is just the setting. The value comes from getting the right property for the right provider and the vulnerable adults and children who will live there and securing a strong lease, not from the bricks and mortar alone.

Most Supported Living Training Courses and Investment Pitches Get This Wrong!

What Training Courses Teach

Buy a house. Find a tenant. Find a provider. Get the lease signed.

What Investment Pitches Promise

Buy one of our properties, or a share in one. Huge yields. Leases up to 25 years.

Supported living doesn’t work like that. Local authority specialist housing teams, social services, charities and other bodies bring the tenants. Housing Benefit teams decide the rent, and therefore the yield, including whether enhanced rent can be paid. The providers decide what property they need and where.

Investors are losing huge sums of money regularly by falling for these pitches.

DON’T BE THE NEXT ONE.

Founder Denise Searle, a therapeutic foster carer since 2011, with her own daughter living in Specialised Supported Housing and author of Supported Living 101, works with providers to find out exactly what their property requirements are and what level of rent it should achieve. She then invites ethical investors to purchase that property for the provider, or lease an existing property from your portfolio if it matches the provider’s needs.

Why There's No One-Size-Fits-All Answer

Depending on who lives there and what support they need, a property can sit under completely different regulatory frameworks. That’s why two similar-looking houses can need very different setups, and why nobody can give you a single templated answer to simple questions such as ‘is my property any good for supported living?’

What Happens During Your Consultation

Getting to know you:

We start with where you are now and your understanding of how supported living and children’s homes operate.

Understanding your needs:

We’ll look at your current portfolio if you have one and what you hope to achieve in this sector. We’ll talk budget, locations, and your expectations of supported living investments.

The Introduction:

An introduction to a provider is made only when the investor can fulfil the provider’s needs. This will be the start of a long term relationship, not a quick deal.

The provider’s needs always come first. We don’t source a property first and go looking for a provider to fill it. We find out exactly what the provider needs and then find the right property for them and the investor to purchase it and lease back to them, never the other way around.

This Only Works If You're Playing the Long Game

Before we work together, you need to understand this is about people, not a quick BRRR strategy to pull your money straight back out. It’s a long-term approach, not a short-term flip. If all you’re interested in is yields and ROI, Lifefix won’t be the right fit.

If the first thing you ask is ‘how much rent can I get’ or ‘what’s the yield’, this isn’t the right partnership for you, people come before profit.
